RESIDENTIAL INVESTOR GUIDES

Residential Fix & Flip Loan Checklist

Prepare a residential fix-and-flip inquiry with a property summary, purchase price, renovation scope, estimated ARV, cash plan and closing timeline.

Start with one clear deal summary

A useful first inquiry explains which residential property you want to renovate and resell, where it is, what you plan to change and when you need to close. An incomplete budget can be marked preliminary. Keep guesses separate from documented figures.

  • Property address or target city and state, residential type and unit count.
  • Purchase price, contract status, deposit and closing deadline.
  • Itemized renovation scope, contractor estimates and expected schedule.
  • Your estimated after-repair value, supported by relevant renovated comparables.
  • Requested loan amount, cash available for the project and existing debt.
  • Completed flip experience and the intended resale plan.

What to organize after the first inquiry

Depending on the lender and project, follow-up may include the purchase agreement, entity documents, renovation budget, valuation material, evidence of funds and project history. Ask for a secure method to supply sensitive records. The initial Loan Sweet Loan form does not request SSNs, account numbers, credit reports or uploads.

Separate the dates

Distinguish the purchase closing date, rehab completion target and expected sale closing. A listing date is not the date sale proceeds arrive. Identify inspection, permitting, contractor and draw dependencies. Ask what happens if the renovation or sale takes longer than planned.

A first project can still be described clearly

State your experience honestly. A first project is not automatically approved or rejected by this site. The independent lender decides whether the borrower, property, location and plan fit its program. Do not represent a hoped-for resale price as an appraisal or a contractor estimate as a final contract.

Before submitting, review ARV, LTC and LTV and rehab budgets and draw timing.
