RESIDENTIAL INVESTOR GUIDES
Residential Rehab Budgets, Draws & Cash Reserves
Plan renovation costs, rehab draw timing, holding costs and contingency for a residential fix-and-flip project before requesting financing.
A renovation budget is more than the contractor total
Separate acquisition, renovation, financing, holding and selling costs. Track what is already paid, what is due at closing and what becomes due during work. Use written estimates where possible and label the rest as assumptions.
- Renovation: scope by trade, labor, materials and any demolition or cleanup.
- Project costs: inspections, plans, permits and professional services where applicable.
- Holding: property taxes, insurance, utilities, interest and other recurring commitments.
- Exit: marketing, sale closing and other transaction costs.
- Contingency: a separate allowance for unexpected work or price changes.
Ask how renovation draws work
A loan may reserve renovation proceeds for later release rather than disburse the entire amount at purchase closing. Confirm whether a draw reimburses completed work, what inspection or documentation is needed, processing time and fees. Ask whether interest applies to the full commitment or only drawn funds; do not assume one structure.
Budget for the gap before reimbursement
Hypothetical example: a contractor needs $12,000 before the next expected $10,000 draw. With $5,000 of available project cash, the immediate gap is $7,000 before the draw arrives. The later draw does not remove the earlier payment deadline. Draw amounts and timing here are invented illustrations, not lender terms.
Stress-test time and resale
Calculate what another month of holding costs would add. Then test a lower resale price while retaining selling and financing costs. Keep this as a scenario rather than a prediction. A reserve should reflect your project’s uncertainty; no universal percentage guarantees that it will be enough.
Questions before committing
Ask about the initial advance, rehab holdback, inspection process, extension conditions, maturity date, payoff fees and any prepayment requirements. Confirm whether a change in scope needs lender approval. Your purchase contract, contractor schedule and financing documents should be reviewed together by the appropriate professionals.
